A lease renewable without any premier and fees for every 20 years of a building in Acton High Street with a big shop on the front, small shop, Restaurant and a big three bedrooms flat for sale.
I have this lease from 3 years, it is written in a very good format to make it safe for the investor with percentage amount of rent review every 5 years.
The income in total per year form renting all three shops and the flat is 70000, we pay as a rent 27650 only per year, business rate about 8450.
I’m renting the big shop for 2200 including rate, small shop for 650 including rate and the restaurant for 1150 including rate. The flat for 1830, all tax and expenses paid by the tenant.
In total we receive 2200+650+1150+1830= £5830 .
5830 * 12 = £ 69960
69960-8450 (Business Rate )= 61510 ( Income )
61510 – 27648( Ground rent ) = 33862 total clean income
All rents are from three years and need to be review it with the tenants. The rate can be collect it from the tenants with the new contracts if the buyer want.
I have 60% of the lease and my partner who occupy the big shop has a 40%. He is a secure tenant as he has a business there.
I want to sale only my part in it, which is 60%.
My clean income every year from rents is 20000 and up.
I want to sale my partnership because I want to leave the country to find other job outside UK.
All tenants has a short term contract signed by me, even my partner has a contract signed by me.
