The vendor has decided to retire early and

The vendor has established this business in
a niche market place and has become
probably one of the largest manufacturers
in the UK for healthcare equipment by
providing a ‘just in time’ manufacturing
process with products manufactured to

Our client has secured many Government
contracts which have been fulfilled over

The company also owns all of its own
tooling, which is placed around the
country with suppliers of components. A

Our client imports about one container per
month of component parts on a very

BUSINESS PREMISES
The premises lie on a regular shaped piece
of land of some 0.72 acres.
The property comprises four inter-linked
buildings, all lying behind a
tarmacadamed forecourt car park/loading
yard.
Building 1 is of single storey brick
construction, having a flat felted roof over
a solid concrete floor. This building is
arranged to provide a reception, five
refurbished offices, canteen, workshop and
loading bay to the western elevation.
The loading bay is higher than the rest of
Building 1, having an eaves height of
some 5.2 m (17ft), with loading into this
area via a sliding door accessed off the
loading apron.
Building 1 had all of the timber window
frames boarded to prevent damage to the
glazing.
Building 2 comprises a three bay steel
portal frame factory, having brick
elevations with a board-lined corrugation
asbestos roof incorporating translucent
roof lights over a solid concrete floor.
Building 3 is a modern building having
been constructed approximately 5 years
ago. This building is of steel portal frame
construction having internal block and
external brickwork to a height of
approximately 2.5m (8ft) and surmounted
by insulation plastic coated metal decking
incorporating translucent roof lights.
A mezzanine floor has been installed to
create additional first floor loading. The
first floor has an eaves height of 1.8m (6ft)
increasing to 3.4m (11 ft) due to the
monopitch construction.
Loading into the ground floor of the two
storey extension is via a loading door.
Building 4 lies to the rear of Building 2 and
is linked to Building 3. This single storey
steel portal frame building has prefabricated
concrete elevations with an insulated board
line corrugated asbestos roof over a solid
concrete floor. Loading into this unit is via
a roller shutter from the rear yard.
Access to the side and rear loading yards is
restricted by a steel gate.

There are approximately 10 – 12 car
parking spaces to the front of the
premises with a long secure driveway to
the side, where the company’s three
transport vans are stores over night.
